The first two levels will also have high-end retail. As part of an urban plaza featuring public sculptures, an amphitheater frames views of the Burj Khalifa between the two towers at the amenities level.
Each unit, regardless of size, features a combination of observation rooms and exterior terraces in a staggered configuration that maximizes views while keeping obstructions to the tower to a minimum.
This strategy also helps reduce heat gain in the warm Dubai climate with the terraces and the sloped glass exterior walls maximizing shading, reducing heat gain, and reducing the collection of wind-born sand.
